Earlier this year, Engine Property Group pledged to implement more sustainable practices across the various aspects of business, including in the properties we manage. Throughout the year, we have highlighted how this sustainability pledge can be supported by residents, developers, and owners committees.
We can only successfully fulfil this commitment through the support of our stakeholders and the decision makers in the buildings we manage. For this reason, we’re thrilled when the owners committee at Tip Top Brunswick approved the proposed upgrade to the communal lighting of the development. The exercise delivered tangible benefits, both financially and for the environment.
With the guidance of Sebastian Golotta, Engine’s Sustainability and Operations Manager, Building Management, and various recommended, trusted trades people, we facilitated the upgrade of the communal lighting to LED lighting throughout the Tip Top Brunswick East complex.
There are numerous advantages to installing LED lights. One of the most attractive benefits is the longevity of LED lights when compared to fluorescent or the average incandescent bulb. It is estimated that LED lights can last 40 times longer than incandescent, and at least four times longer than fluorescent.
LED lights are also incredibly energy efficient. When compared to other lighting technologies, LED lights can improve overall energy efficiency by up to 90%.
This durability and efficiency are complimented by the financial savings users can receive from LED lights. As they tend to last longer and use less power than other technologies, any initial outlay costs will be remedied by the long-term performance of the lights.
From a sustainability standpoint LED lighting also comes ahead when compared to other lights. At the manufacturing stage, LED lights do not require harmful chemicals like mercury to operate, unlike fluorescent lighting.
The goal of Engine’s lighting transformation to LED lighting at Tip Top Brunswick East was to implement a more affordable, environmentally friendly form of lighting in the communal areas of the building. This improvement was directly influenced by our commitment to sustainable business practices and by the passionate support of the Owners Committee.
Normally, a project of this scale would cost $113,200 to the Owners Corporation, but in this instance, the upgrade was provided completely free from Engine recommendation to take advantage of the government grant.
The savings won’t end there though for the Owners Corporation; LED lighting will directly lead to a drastic reduction in the energy consumption of the building over the next 10 years, where it is conservatively estimated to save the residents $241,265.99. This is not taking into account the rising cost of electricity in the future, so the savings may be even greater.
Finally, the LED lighting upgrade has significantly reduced Tip Top's carbon emissions which further delivers on the committee’s intent to seek more sustainable ways of living.
“Tip Top has a fantastic, driven committee that is extremely conscientious of the maintenance and upkeep of the development, the environment and sustainability,” said Sebastian.
“Their proactive measures have presented the opportunity for owners to enjoy increased savings and offer the chance to make further necessary changes for their investments.
